Kingsdale Wines - well established boutique winery and fabulous lifestyle property
• Kingsdale Wines was established in 2000, with grapes planted in 2001 and 2002 • The site was selected for its soils and aspect. • The soils comprise limestone rich sediments and volcanics. • The whites have been planted on the limestone and the reds primarily on the deep red volcanic soils. • The vineyard is on a north facing slope for cold air drainage and to ensure even ripening of the grapes. This combination of soil and the climatic conditions result in highly productive vines producing quality fruit. • The property is well located only 10km from the centre of Goulburn, with views over Sooley Dam. • Varieties planted are Shiraz, Merlot, Malbec, Semillon, Chardonnay and Sauvignon Blanc. • The vines have drip irrigation fed from a bore tested at 3.5 L/s. • Frost protection systems are in place to mitigate spring frosts. • There are 7 acres of vines planted on a holding of 37 Hectares. • An average year’s production is 15 tonne of grapes. • Grapes are processed on-site in a purpose built winery rated at 25 tonne. • The fermentation tanks are all variable capacity and refrigerated. • The winery includes a laboratory for quality control and a cellar door sales area. • All necessary equipment for wine processing and bottling are included. • Other improvements on the property include a four bedroom house, a workshop, a machinery shed and a set of cattle yards. • The home is of West Australian limestone construction, solar passive design, high ceilings, double glazing and insulation in both walls and roof. • Flowing living spaces are capable of hosting parties of 50 or more. The lounge opens through wide glass doors to the front verandah overlooking the vines. A well designed kitchen accesses both lounge and dining areas which in turn flow to a marvellous north-facing sun-room. • The main bedroom is at a separate end of the house to the others; morning sun, magnificent views, walk-in robe and en-suite bathroom. • All bedrooms have built-in robes. The 4th bedroom has an external door allowing for more flexible use, such as office space. • Kingsdale wines have consistently been awarded medals at wine shows. • The trade marked Emma Shiraz enjoys both the biggest production and sales. It typically has blackberry fruit characteristics with nutmeg and cinnamon spice and pepper. • Marketing has been undertaken to all the better restaurants locally and the brand is well established. • Considerable potential exists to expand the business (STCA). Suitable land exists for the plantings to be doubled or tripled. The winery could be expanded by the addition of external tanks and the cellar door area could be expanded to include a restaurant. Long term, there may be subdivision potential as well. • The area not planted to vines has been pasture improved with cocksfoot the dominant grass variety and will comfortably run 15 beef cows and calves on the grassed areas. The current enterprise is financially viable as a boutique winery operation. There is substantial potential for increasing the profits through more aggressive marketing, and increasing the scope of the operation.
